The ranch is located in Christoval Texas and has frontage along Hwy 277 just north of Christoval. This property is located approximately 13 miles south of San Angelo on the east side of the highway. There are two access points to the ranch, the first is off of Hwy 277, and the second is off of 8th street in Christoval.

The property is rocky hilly terrain with a good cover of live oak throughout. The property has had some brush management in the past and the brush cover is moderate, to fairly open is some areas. There is good grass cover on the ranch. The ranch has two towers located on the property. The tower leases provide some annual income from lease payments. These leases will transfer to the new owner at the time of sale.

The ranch topography is rocky with lots of elevations changes. The elevation ranges from 2100' to 2393'

The ranch is watered by one windmill and a county water tap. The windmill has a storage reservoir and water trough. The water meter flows into poly storage tank and gravity flows to the water troughs. There are two wells located on the east side of the ranch that are not in use. The wells are cased but the seller doesn't have any knowledge about the conditions of the wells. There is one dirt tank located on the ranch that holds water during the wet weather.

The ranch is fenced and crossed fenced. There is set of working corrals and barn on the ranch.

The ranch has good recreational appeal. There is whitetail, and turkey in the area.
