The property is fenced with 8' net wire game fencing around the entire perimeter. There brush cover is mesquite, cedar, and many native brush species. There is good two track road system throughout the ranch. On the far north end of the property is a 18 acre food plot, that has low fence around the perimeter.

The terrain is low rolling terrain. There is not much elevation change on the property, but it is slightly elevated on the western side of the property.

Water is provided by a good water well on the property. The well produces about 8 GPM and is equipped with a submersible pump. The well provides water to the improvements and the concrete reservoir near the shop and pens. There are two dirt tanks, one holds really well the second will dry up during the drier times of year.

The improvements on the ranch included a 40x60 shop with two overhangs on each side. The shop has a concrete floor, spray foam insulation, and is wired for electricity. There is a water filtration system in the shop that supplies water to the living area attached to the shop. The living area is open, with a bathroom. All the furniture will convey with the property. There are blinds and feeders located on the ranch as well as protein feeders. These will all convey with the property as well.

The ranch has Oryx and blackbuck, as well as some whitetail. The owner will release new Axis deer on the ranch before selling it. This ranch is ready to go if the new owner would like to expand the species on the ranch.
