  • Located in western Nolan County, TX the property lies south west of Roscoe TX. From I-20 in Roscoe go south 4 miles on FM 608, then turn west on FM 2319 and go 5 miles. the property lies 1/2 mile north of FM 2319 at the intersection of CR 134 and CR 105.

  • The acreage is slightly rolling with lots of grass cover and some small mesquite. The property was cultivated farm land in the past and has been in CRP program for several years. The CRP has expired and the land is available to put back into cultivated farm land or stock farm.
  • There are two water wells on the property that have not been used in many years. The current condition of the wells is unknown by the sellers. One well still has a turbine pump in the hole and the second well is open cased well. We have been told that the open well most likely is partially caved in and the casing failed. Reports from the Wes-Tex Groundwater Conservation District indicate the water wells were previously used for irrigation. One well produced 350 GPM and was drilled in 1960, and the second produced 200 GPM and was drilled in 1965. Both were drilled to a depth of 225'.
  • No improvements are located on the property and the fences are in poor condition and down in some areas.
  • There is some recreational appeal for hunting wildlife.
  • Sellers are offering 25% of owned minerals.
