The ranch is situated in Coke County and has brush cover that includes cedar mesquite, hackberry, and a few live oaks. The property has interior two tract roads to move through the ranch. There is good, diverse brush cover for wildlife.
The terrain is rolling to sloping terrain. There is a hill that runs north and south through the central portion of the tract. There are some great views of the surrounding landscape, and good vantage points for hunting.
There are two windmills on the property. The windmill, centrally located on the property, has a cement tank and a water trough. The second well has not been working for some time, and the condition is unknown.

There is a good population of wildlife in the area, with whitetail deer, some turkey, and dove. There are several feral hogs in the area as well.
