The ranch is located on easement access off of the north side Hwy 158 between Robert Lee and Bronte Texas. The easement road is caliche surface and is privately maintained. The easement is .67 miles long from the Highway to the gate.
The acreage is mostly in native pasture, and is fenced and cross fenced into a pastures. The property has had brush clearing in the past and has good balance of grass cover and brush cover for wildlife. There are several ponds or dirt tanks on the property that hold during the wetter months. There are a couple that will hold year round.
In addition to the easement access to the ranch, there are two property owners that use the same easement road and their access continues through the ranch. If you look at the map, the easement is marked in yellow on the map.
The terrain is rolling to hilly in nature. There is a small creek that runs along the east side of the property. Elevations range from 1900' to 1950' in elevation.
There are three wells located on the property. The house well is in working condition but the other two have not been used recently.
There is good surface water on the property supplied by 7 earthen ponds that were built on the ranch. these ponds are good water source for livestock and wildlife during the wetter months of the year. Additionally there is wet weather creek along the east side of the property.

The main house has two levels and has 6 bedrooms and 4 bathrooms. The house levels are set up to use as two separate houses. The house has some very historic features to its construction. The home has been well maintained and kept in good repair.
