From Robert Lee, you take Hwy 158 West for 4 miles then turn left on FM 2034, proceed 3.5 miles and turn left on Mountain Road, then proceed 2.0 miles and property is on the right side of the road. Midland is a 1.5 hour drive, San Angelo is a 40 minute drive, Robert Lee is a 10 minute drive, and Abilene is a 1.25 hour drive.

  • This property is located along the edge of the divide in western Coke County. This ranch has some extraordinary views from various portions of the property. There is a combination of native vegetation that includes mesquite trees, cedar trees, and scattered oaks. The property has new 4” sheep and goat proof net wire fencing around the entire perimeter and is crossed fenced into 3 pastures and 1 trap. The fences were built to last and are in excellent condition. There is a very nice overhead entrance constructed of pipe, cedar, and native rock. The main entrance has an automatic gate. There are also two other automatic gates leading up to the house. So, no getting out to open the gates!
  • The terrain is very diverse. The top of the cap (which is on the divide area), has an elevation of 2,484' and the lowest elevation is 2,156'. There is a two-tract road to the top of the cap and a good road system throughout the remaining portions of the ranch.
  • The water to the property is provided by one well located near the barns and pens. The well is centrally located on the ranch and has a 10 gallon per minute 1/2 horse power pump in the well. The owner doesn't know the exact gallons per minute of the well, but said he has never pumped it off. The house water system has two 3000 gallon black poly tanks and 1 2500 gallon black poly tank plumbed into the well. Water is pumped from these poly tanks to the house with a 3 horse power jet pump. The water pressure at the house is great and estimated at 50-60 psi. The house has an automatic sprinkler system that utilizes well water, and the well is used to fill the swimming pool at the house. Livestock water is provided from a concrete reservoir that fills from the same well. This reservoir is filled manually by opening a valve when needed. This water then gravity flows to the various water troughs for livestock and wildlife.

Lake EV Spence is just a short 15 minute drive to the boat ramp. This is a man-made reservoir on the Colorado River. The bass fishing has been steadily improving over the last few years as the lake levels have improved.
