The Tre Rios Rancho is located in southern Upton County, south of Rankin Texas. The southern boundary of the ranch is the Crockett county line. The land is rolling mountainous terrain with good road system through the property. The ranch is being leased for livestock grazing, and has primarily been used to provided fresh water and caliche for oil field activity in the surrounding area for the last few years.
There are approximately 7 water wells located on the property. There are some that are used just for livestock use, but primary the newer wells were drilled to provide water for the oil field. Detailed well information is available on request. There are two frac pond located on the north side of the property. The ponds have not been used recently, but good be put back in service. Some liner repairs will be needed on one of the ponds.
The ranch is located on easement through university lands, and current owner will verify access prior to closing. There is an access easement through the ranch that allows access to the ranch to the south. Additionally there is water use easement to one of the wells on the southern side of the ranch. This agreement allows owner to the south to use that well.
